Things to Know: 1. You must be in contract by April 30, 2010 and close by July 1, 2010. 2. A First Time Home Buyer is defined as someone who has not owned a home for the past three years. Existing homeowner must have used the home being sold as a principal residence consecutively for 5 of the previous 8 years. 3. The tax credit is for 10% of the purchase price or $8,000 maximum, so if you are purchasing a home for under $80,000 you would qualify for 10% of the purchase price. Credit for current homeowners is $6,500 or $3250 married filing separate. 4. Income limits to qualify for the full amount are $125,000 for an individual and $225,000 for a couple. Additional $20,000 phase out. 5. You must reside in your new home for a minimum of three years after receiving the tax credit. There is a payback clause for individuals/couples that sell prior to the three year point, with some exceptions being made (ex. death, divorce). 6. $800,000 limit on cost of purchased home. 7.
